Book’D LLC (“Licensor”) grants to the Renter (“Licensee”) a temporary, non-exclusive, revocable license to use the designated space at 1206–1208 W. 127th Street, Calumet Park, IL 60827, during the reserved time period, subject to the terms and conditions set forth herein. This license does not create a leasehold interest or any landlord-tenant relationship.
Grant of License
Scope of Use
- Licensee may use the designated space solely for providing lawful, licensed professional services.
- Licensee may use shared amenities (shampoo bowls, dryers, waiting area) as included with booking.
- Licensee may not use spaces not included in the booking without separate authorization.
- Licensee may not alter, modify, or make improvements to the space without written consent.
Licensee Responsibilities
- Lawful Services: Provide only services for which Licensee holds valid licenses and permits.
- Own Tools & Products: Supply all tools, products, and materials necessary for services.
- Client Supervision: Supervise all clients and guests at all times while on premises.
- Cleaning & Reset: Clean and reset the space to original condition before departure.
- Damage Responsibility: Pay for any damage to Book’D property caused by Licensee, clients, or guests.
- Insurance: Maintain professional liability insurance meeting Book’D requirements.
- Compliance: Comply with all Book’D policies, rules, and procedures.
Licensor Rights
- Book’D retains full ownership and control of the premises and all equipment.
- Book’D may enter any space at any time for safety, maintenance, or emergency purposes.
- Book’D may suspend or terminate access immediately for policy violations or safety concerns.
- Book’D may modify pricing, hours, or policies with 30 days’ notice.
Term & Termination
- Term: This license is effective only during the reserved booking period.
- Automatic Expiration: The license expires automatically at the end of the reserved time.
- Early Termination by Book’D: Book’D may terminate immediately for policy violations, safety concerns, or misconduct.
- Effect of Termination: No refunds for terminated bookings; Licensee must vacate immediately.
